Hendrick Wisteria Place Philosophy and Goals

Hendrick Wisteria Place apartments are designed to offer senior adults a catered living life style where residents needs and desires would be met in a beautifully appointed and inspiring atmosphere. It is Hendrick Wisteria Place's goal to cater to residents in an environment that permits them to have as much privacy as they desire, receive as much help and assistance as they need and do all of this with love and respect. The Hendrick Wisteria Place staff feels that if this is done in a beautiful and elegant atmosphere, this will encourage its residents to have what they deserve: a good self esteem, dignity and self-respect. Hendrick Wisteria Place desires to offer its residents a safe, exciting, healthy and enjoyable residence in which to live. We believe in the wisdom and dignity of age. We believe the greatest service we can provide is genuine concern and compassion. Our promise is to practice this philosophy on a daily basis.

Admission Requirements

The following general requirements are for individual acceptance to live in Hendrick Wisteria Place.

Any applicant who needs assistance with daily living or has healthcare needs is required to contract the services of a home health agency.

Security Deposit

A security deposit is to be collected and held by Hendrick Wisteria Place in an escrow account. When a resident vacated an apartment, such monies will be first applied to making any repairs, cleaning of the apartment, rent and any other miscellaneous expenses. The balance will be refunded to the resident within 30 days after the repairs are completed.

Social

Personal interview with representatives of Hendrick Wisteria Place management.

Contact with friends and/or family regarding recent activities of daily living.

Services Available (For a Fee)

Hair Salon: The salon is located on the upper level by the activity center. A complete line of services is offered for both men and women. Salon hours are posted on the salon door. Appointments must be make with the salon operators. Charges for salon services may be obtained from the salon operators.

Guest Meals: Guest meals cost $6.00 per meal. Guest meal tickets may be purchased at the front desk.

Guest Apartment: $30.00 per night.

Personal Laundry: $8.00 per load

Covered Parking: A limited number of covered parking spaces are available for an additional $15.00 per month. (Limit one space per resident)

Apartment (General Description)

Resident may elect to have an apartment-size refrigerator and microwave. No conventional electric oven or hot plates are permitted.

TV and Telephone Jacks: The building has been pre-wired for telephones and cable television. It is your responsibility to contact the companies for both of these.

Central Heating/Air Conditioning: Each apartment has a thermostat to control heating and cooling within the apartment. You may adjust the thermostat for your comfort (for operation, see Utilities).

Furnishings: Hendrick Wisteria Place will supply the carpeting, window coverings, smoke detector and emergency call device. Personal furniture is to be supplied by the resident.

Exterminating: Hendrick Wisteria Place will provide extermination services on a regular basis or as needed.

 

Utilities

General: Electricity, natural gas and water are included in the monthly fee.

Electricity: The apartments are all electric and are controlled by electric breakers located in the breaker panel in the hall of each apartment. If you lose electric power to anything in the apartment, open the breaker box, and if you see a red area by one of the switches, push that switch to the left and then back to the right. This resets the breaker. If the breaker continues to cut off, please notify the office immediately.

Thermostats: The air conditioning and heat are controlled by the same thermostat in your apartment. The thermostat has settings for heat and cold.

The heat setting is to be used for heat in the winter and the cold setting is to be used for air conditioning in the summer. There are also switches for the fan to be set for on, which means the fan will run constantly, or on auto, which means the fan will turn on and off with the temperature of the apartment. This should be left in the auto position.

Natural Gas: Natural gas is only used in the kitchen.

Water: Hendrick Wisteria Place has a commercial boiler which supplies hot water to all apartments.

Meals (Food/Beverages)

Number: Hendrick Wisteria Place will provide three meals per day.

Hours:

Breakfast: 7:30 a.m. to 8:30 a.m.

Noon: 11:30 a.m. to 12:30 p.m.

Evening: 5 p.m. to 6 p.m.

Guests: You may invite guests to dine with you at anytime. Please let us know, if possible, one day ahead of planned guests so the chef can prepare an adequate amount of food.

Room Tray Service: If you would like a room tray, please call 695-3232 and tell us how often or how many meals you desire tray service. Please do not leave room trays in hallways. All residents recieve three free room trays a month. Each tray after cost $1 unless illnes prevents eatingin dinning room.

Extended Leave Food: If a resident has an uninterrupted 30 day or more absence from Hendrick Wisteria Place, a meal credit will be applied. This credit will generally cover food cost.

Beverage Bar: Ice, coffee, tea, juice, fruit and soft ice cream will be available at the food/beverage counter, behind the elevator, daily for residents to use as they desire and without charge.

Health Related Services

Emergency Call System: Hendrick Wisteria Place has provided an emergency call system in each apartment and will coordinate emergency responses, when called upon to do so. This system will be monitored 24 hours a day. Please call 695-3232 for non-emergencies.

Health Observation: Hendrick Wisteria Place will provide general health observation of residents by making a reasonable effort to be aware of any change in the health needs of the residents. Management will notify family or responsible party of any changes.

Need For Daily Living/Assistance: If a resident's physical condition now or later, requires or needs assistance/healthcare, they may contract the private services of any of the local licensed home health agencies, including Hendrick Housecalls, Inc., 670-2490.

Prescriptions: Several local pharmacies provide free delivery. The pharmacy will send a statement of charges to the resident at the end of the month after you have set up a charge account with the pharmacy of your choice.

Housekeeping Services

This service is provided to residents on a weekly scheduled basis.

Routine Services:

Mop bath floor and vacuum carpet

Clean bath sink, shower and commode

General dusting

Empty trash

Make bed

Supply flat linens as needed

Periodic Items: The staff will clean the inside windows, ceiling fan and light fixtures. You will be notified when these services are to be performed, if scheduled at a time different than your regular housekeeping service.

Trash: Trash receptacles are located in the laundry room and under the stairwells. These are provided for your use and are emptied daily. Trash should be placed in plastic bags and newspapers bundled or placed in paper sacks. Please do not leave any trash and/or boxes in the hallways.

Laundry/Linens/Dry Cleaning

Flat Linen: As a special service, we will provide bed and bath linens, including sheets, pillowcases, towels and washcloths. At the time of your weekly cleaning service, housekeeping will change and make your bed, gather all soiled linens if supplied by Hendrick Wisteria Place, and give you a supply of fresh, clean linens. Residents furnish blankets, bedspreads and shower curtains. You may, of course, use your own linens and towels, but you will need to launder such yourself.

Laundry Facility: The resident laundry room is located on the second level, immediately behind the elevator. You may use this facility at your convenience for personal laundry or your bed/bath linens. The washers and dryers are residential-type machines and are for your use, free. Please empty the lint trap on the dryers after each use and report any machine malfunction to the office. If you would like some assistance in learning to use the machines, contact the office.

Dry Cleaning: Hendrick Wisteria Place has made arrangements with a local dry cleaners to pick up clothes to be cleaned or laundered and return them to Hendrick Wisteria Place within 48 hours. The cleaners will send you a statement for payment at the end of each month. Simply take your clothes to be cleaned to the front desk by 8 a.m.. When your clothes are returned to Hendrick Wisteria Place, the front office will notify you or bring them to your apartment.

Mail

Outgoing Mail: You can place your mail in the green mail box in the lobby. The mail is picked up (Monday-Saturday) by the Post Office.

Incoming Mail: You can pick up your mail at the front desk.

Packages: These must be mailed at the Post Office.

Stamps: Available in small quantities at the front desk Monday through Friday.

Security

You can lock your apartment entry door from inside the apartment by turning the dead-bolt latch and from the outside by using your key. All outside doors of Hendrick Wisteria Place, except the main front door, are locked at all times. The front door is open during the day, but all visitors must register with the receptionist. The front door is locked from dusk to dawn daily. Hendrick Wisteria Place is staffed with a front desk monitor 24 hours a day. Upon move-in, a resident will be given one set of keys: (an apartment door key and an exterior door key). To replace a lost key, a resident will be charged $2.00 per key. Upon move-out, a resident will be charged $2.00 for each key that is not returned. If a lock is rekeyed or a new lock installed, a resident will be charged the costs incurred.

Transportation

Scheduled transportation is provided regularly for group trips to the Mall of Abilene, local supermarkets and local shopping. Please refer to the activity calendar for the schedule during the month. If you find that you may be a few minutes late, please call the front desk.

Unscheduled transportation Monday-Friday means individual trips to the doctor, to appointments, and any travel that would be to a location different from the group schedule. All individual transportation should be scheduled at the front desk. Doctor's appointments are to be scheduled on Tuesdays and Thursdays.

Activities/Recreation

General: Hendrick Wisteria Place's activity program is designed to meet the residents' social and spiritual interests and needs. If there is an activity you would like to see on the schedule, please let the Activity Coordinator know. Activities are designed for the residents, and Hendrick Wisteria Place needs your input to make them interesting and enjoyable.

Activity Center: The activity center is located on the second level, just outside the elevator and is available for individual or group use. A schedule of daily activities is distributed the first of each month, giving the day, date and time of each scheduled group activity for the month. The center may also be used for club meetings by reserving the center with the Activity Coordinator. If you belong to a club or organization desiring to meet here, Hendrick Wisteria Place will provide the facility to you at no cost, subject to availability. Should you desire refreshments, they will be provided at a nominal fee. The activity center is available for games, private gatherings, parties and watching TV.

Special Events: At various times Hendrick Wisteria Place will make arrangements for residents to attend local attractions and events. Events that are ticketed will require reservations and payment for tickets well in advance.

 

Pets

Hendrick Wisteria Place is a pet free facility. No pets will be allowed inside any area of Hendrick Wisteria Place.

 

 

Smoking

Hendrick Wisteria Place is a smoke free facility. In order to maintain a safe and comfortable living environment, smoking in Hendrick Wisteria Place is strictly prohibited.

Loss/Damage of Property

Hendrick Wisteria Property: Residents shall be responsible for any loss or damage as a result of the negligent or willful act of the resident or their guests.

Personal Property: Hendrick Wisteria Place shall not be responsible for the loss or damage, for any cause, of the resident's personal property. Resident agrees to insure personal property against casualty, fire and theft loss. The residents are encouraged to store their valuables in a bank vault rather than in their apartment.

In the event of a resident's absence, Hendrick Wisteria Place will make a reasonable effort to safeguard property until the resident returns, but shall not be responsible for any losses or damage. If the resident does not return, property will be kept until it can be delivered to a person entitled to receive the property. If property is not claimed within 30 days, Hendrick Wisteria Place reserves the right to place the property in a commercial warehouse in the name of the resident and at the expense of the resident.

Conduct, Dress and Hygiene

Hendrick Wisteria Place was designed to facilitate interaction and to meet the social needs of its residents. Because the unique structure almost necessitates a lot of contact of all residents, each is expected to dress, groom and use proper hygiene and conduct themselves in such a manner that would be socially acceptable to the other residents. The resident agrees that if he/she does not comply with the above, after having been counseled twice by Hendrick Wisteria Place management, Hendrick Wisteria Place has the right to demand the resident vacate the apartment and seek residence elsewhere.

Transfer of Resident

Hendrick Wisteria Place reserves the right to approve or disapprove the suitability (physically, mentally or socially) of a resident living in Hendrick Wisteria Place and/or the need for relocation out of Hendrick Wisteria Place. The resident may be requested to vacate Hendrick Wisteria Place:

    1. If the resident, as totally determined by Hendrick Wisteria Place, is

      socially unacceptable to the other residents.

    1. If the resident's physical condition warrants services/assistance or

care that Hendrick Wisteria Place Management has determined,

either cannot be supplied by one of the local home health agencies

or can best be supplied in another facility.

If a resident requests relocation to another apartment within Hendrick Wisteria Place, the right to approve or disapprove the request is reserved by Hendrick Wisteria Place. If approved, a transfer fee of $100 will be assessed to cover the cost of making ready (cleaning, painting, etc.) the apartment for the next resident. If the vacated apartment must be recarpeted, the vacating resident may be required to pay a carpet replacement cost not to exceed $700. All moving expenses incurred are the responsibility of the relocating resident.

Termination of Agreement

Termination by Resident: Resident may terminate the lease agreement at anytime, with or without due cause. Resident is required to provide Hendrick Wisteria Place a thirty (30) day written notice of termination of this lease. Failure to provide the thirty (30) day written notice may result in the forfeiture of the Security Deposit. If the resident moves out before the first of the month, any prepaid monies for the remainder of that month will be forfeited by the resident.

Termination by Hendrick Wisteria Place: Hendrick Wisteria Place shall have the right to terminate the lease agreement and the resident must agree to vacate the apartment:

    1. If the resident ceases to satisfy the health and/or resident standards

required by Hendrick Wisteria Place, or

b. If the resident fails to abide by any terms of the lease agreement

and/or any terms of Resident Policy Manual.

Termination Due to Death/Illness: In the event of death or serious illness necessitating permanent departure, the lease agreement shall be terminated as soon as all of the resident's personal items have been removed from the apartment and any necessary repairs have been completed.

Default: If any default is made in the payment of rent or in the performance of or compliance with any of the terms or conditions of the lease agreement, Hendrick Wisteria Place has the right to terminate this agreement and the security deposit is forfeited, and Hendrick Wisteria Place may re-enter the premises and remove the resident's personal property. Hendrick Wisteria Place shall have all rights provided under the laws of the state of Texas in the event the resident defaults on any of his/her obligations under the lease agreement.

Apartment Condition Upon Termination

Upon termination of this agreement, for any reason, the resident shall leave the apartment in a clean and orderly condition, ordinary wear expected. The cost for any general or carpet cleaning, repairs, painting, replacement or removal of contents or trash considered needed and performed by Hendrick Wisteria Place will be withheld from the security deposit. If the costs are greater than the security deposit, the resident agrees to reimburse Hendrick Wisteria Place for such.

Apartment Right of Entry

Hendrick Wisteria Place reserves the right to enter the resident's apartment at reasonable times for the purpose of general inspection, pest control or maintenance. In the event of suspected medical emergency, Hendrick Wisteria Place reserves the right to enter the resident's apartment at anytime. The resident shall use only the locks and locking devices provided with the apartment.

Apartment Use

The apartment shall be used and occupied by the resident as a private residence and shall not be used for the purpose of conducting any business, profession or trade of any kind, or for any purpose other than as a private residence.

At Your Service

As the resident makes his or her home at Hendrick Wisteria Place, the staff and management will make every effort to make this apartment complex friendly, safe and comfortable.

If the resident needs anything or has a question, call the front desk. Even though the resident lives independently, he or she is never alone.
